How exciting that you renovated a bungalow! I’ve always wanted to renovate my investment properties, but it’s so hard to pull the trigger. I’d love to see your before-and-after pictures!

If I were in your shoes, I’d seriously consider selling the $650K property. The rental yield is pretty low compared to its value, and selling now while it’s in great condition could help you avoid the stress of managing it or dealing with wear and tear. The proceeds could be reinvested into something with better returns or even used to simplify your finances(Like Bettment still offer 4.75% for new customers, and you don't need to do anything!). For the $525K property, with the low mortgage rate(you will probably never get a such low rate), it might make sense to hold onto it for now, especially if you can still sell it as a primary residence within the next three years and avoid capital gains taxes.

I hear you! I am super surprised at how real estate prices are holding up given the interest rates. I think because the majority of people who refinanced during COVID are holding up, we don't see much inventory in the market. This could be a significant factor in why housing prices are still so high.

I'm sorry to hear about the situation, and I understand it's uncomfortable to delve into personal matters. However, could you confirm whether he has children with her? If so, it's his responsibility to ensure suitable accommodation for them. If not, could you kindly ask him to communicate to her that I won't be renewing the lease beyond [insert lease expiration date], and suggest she begins searching for a new place before then? While I'm aware this approach may not resolve everything, it's worth a try. Additionally, it's always wise to seek legal counsel and prepare for the possibility of eviction. Let's hope for the best outcome.
