So my client got an offer accepted for a 2 family with rents substantially below market value. He intends to raise them, and that posed a question. [Located in Hawthorne, NJ]

What are some ways to get around rent control? The Tenants are month to month. If we can get them to vacate is he then free to raise the rents to market value?
