thanks!  My property is in Philadelphia PA and the Phila Housing Authority actually has a lease that I must use but can add my own terms through an addendum.  Their lease is pretty straight forward but one example of a rule that I must comply with is to only charge $25 for late payments. Their lease is pretty simple and the HA also recommends and encourages periodic inspections.  I was thinking quarterly but am not sure how formal I need to be in the lease pertaining to these inspections.

Anyone landlording with Section 8 where you added an addendum to the HUD Lease? I want to put in my own quarterly inspection criteria and am unsure of what I want to put in as a checklist that I intend to inspect. Will this make it more difficult to find a tenant? It's my first property and I don't want to be overbearing but I don't intend to be an absentee landlord so I want to be sure the property is properly cared for and want to be specific as possible in the lease so that expectations are clear. Any words of wisdom?
