Hi! I found a property that appears to be abandoned and property taxes have not been paid in a year. I checked title and there's no mortgage. Should I attempt adverse possession? Is there a way to locate the property owner? Thx!

Hi everyone!  I've been hearing that Memphis, TN is a great place for high cash flow rentals.  Some multi-units I've seen for sale seem to be in areas with a bad school district and high crime, but the cash flow does look good.  Does anyone invest in this area and can provide opinions on their renters and problems they've incurred?  Or have advice on what zip codes I should look into?  Thanks!

I called a title company to see if I could get more info on the lender.  They told me that the city where the house is located is the beneficiary on a short form deed of trust.  What does that mean?  Thanks!

Hi!  I'm interested in purchasing a vacant property.  There's a lien on the house from a private lender.  Based on my research, I believe the lender might be deceased.  Will I be able to purchase the property with the lien still on the title?  Thanks!

Hi!  I found an abandoned property with delinquent property taxes.  If I pay the back taxes, can I put a lien on the property and then try to find the owner to see if they will sell?  Can I demand that they pay me back for the taxes I paid?  Thanks!

Hi everyone!  I'd like to know if anyone does Lonnie deals in Southern CA.  I'm seeing lot rent at $1,000-$1,700/mth.  Could I make $$ in my market at those high rates?  Any advice or insight is greatly appreciated!
