1.  Closing cost is a rough estimate. Seller will pay for title insurance.  I will be looking at the property today to estimate what repairs will cost.  

2. I will be managing the property, but figured down the line I will be using one.  I will make note of the 8-10% for future analysis. 

3. I did not account for leasing fee, figured I’m doing it myself. But I should account for that as a monthly expense. 

4.  4.75 was what I got from the lender as of now.  I havent locked in yet so it can change.  It’s a conventional loan for 30 yr.  I called around my city and some banks and credit union were only offering 15yr.  Apparently COVID is the reason.

Let me know how this deal looks.  4plex, Im trying to be conservative on the numbers.  BP insight is telling me $749 is the average i can get for that area. I went with $650 instead.

So if I looked up the county appraisal of the property. It’s saying it’s worth 150k but the seller is trying to sell it for 250k. I know county usually appraises lower. Is the seller just trying to get the most for his property. I would like to put in an offer but don’t want to offend the seller.

Looking into buying an investment property.  Property had foundation that was repaired in 2009.  Is it worth buying?
