+1 to what Neil said. I am using tenantmagic to screen prospects and collect the rent myself using direct deposit or one of the EFT tools

Hi members,
I am in the process of renting my 4 bedroom SFH which I have priced towards the middle of the rent spectrum in the area (~$1850). I have got lot of prospects that are intersted but to my surprise all of them have bad credit scores - mid 500s to low 600s
Typically in this situation I would expect them to put in a higher - 3 month rent as security deposit but so far every prospect has declined to put in a higher deposit
What do you do in this sitation ? Keep looking for tanents with high credit scores or demand higher security deposits or something else ?
Looking for some best practices followed by experienced landlords here on this forum.
Would appreciate your advise !

I also think that Keller is better than Wylie and some of the other distant burbs. What i have found about keller though is that the rental market is not that great compared to northern burbs as there are more employment areas on the northern side compared to keller. This is just my initial analysis and may not be completely true

Thanks @Bruce Lynn. One thing that I dont like about Denton is the school ratings but may be it does not matter that much for rental market. On the other hand, homes there zoned under Argyle ISD may be the sweet spot.
For wylie, the nearest employment centers would be Richardson or downtown, so it may not be bad for people working there to live in wylie
