Besides shopping around for fees etc, what other factors are important to select good property management?

Are most of them able to keep promises they made on rent that they think you could get? Are there occasions where you think you could have avoided a repair but they went ahead and did it

If I buy under LLC, does the LLC have to be 'Manager' kind to protect ones interest and safeguard from liability.

Do I need to consider putting it on to a trust or something.

I am looking into a property and the seller has presented me with some leases, I am not sure if the tenants are paying rent. He is unwilling to show me actual checks deposits. Is there someone who has had similar experience or is aware if it something to be concerned about?

I am looking at a 4 plex which is 1960s built. All the units are rehabbed, but I am not sure if I the roof has been replaced. It doesn't look bad though.

What might be negatives for buying such a property, purely from the age Standpoint.
