I passed my real estate exam this week and I am stoked! That was a pretty intense test. I have been hired on with a great brokerage and everythings official! This is something I have wanted to do for a very long time, and I finally took the plunge. I have been trying to break into the world of investing for the last year or so, and I decided to do this as a way to really learn the industry and further my career. I am looking foward to a successful future in real estate! Whooo hooo!

I am in the Seattle area and, I was wondering where the best place to get names and/or addresses of properties with code violations would be? Also I have been having a hard time getting probate information. I called the courthouse and the lady had no idea what I was asking for. Maybe I didnt ask correctly or something. Just wondering if some of you may have some information for me on where I could locate these. Thanks so much!

Hello everybody! I have searched the forums and I cant find the answer I'm looking for exactly...
I have mailed out my first round of yellow letters (about 100).Boy did that take a lot longer then I thought! From what I have read, most of you recommend 3-4 mailings to the same list. My first round is short and simple, handwritten. "Hi! My name is Anna and I would like to BUY your house at 123 main st. Please call me at...!" Should the next round be simple like this, or is it better to go into a little more detail? What works for you guys? If anyone has example of the 2nd and 3rd round you would be willing to share that would be awesome!

I have a newbie question again! I just got a call from a guy who wants to sell his duplex. I dont have many details on it as of yet (going to meet with the guy tomorrow), but I like to have an idea on what I may be able to offer, if anything at all. I know how to pull the comps on a sf, but I dont know where to get the info for a duplex. I dont see that any duplexs have been sold in the last few months. I am planning on wholesaling this property.

well after digging a little deeper it turns out the house was NOT worth 290,00 (big surprise lol). It's gonna have to be a short sale I believe so we connected her with someone who can be of more help. Being so new I don't have enough knowledge or experience yet to really do anything else with this one. But I do have another potential deal in the works with someone who just wants out of their property to move out of state. Ran all the numbers and a made an offer. Hopefully This one works out and I can get my first deal!! Keep your fingers crossed for me!!
