Does anyone have a specific recommendation on a lender, or can a lender reach out to me so I can send the Pro Forma for review?

Dear Members,

I am working on a prime new construction project in Naples, Florida’s prestigious Park Shore neighborhood — a 5,850 sq. ft. coastal contemporary residence on a 0.29-acre parcel at 3898 Crayton Rd, Naples, FL 34103. Project scope: $2,490,000 lot purchase, $1,800,000 estimated build cost, and an anticipated $3,200,000 profit after all costs. The lot is under contract with a closing target in approximately one month.

I am looking for recommendations on the most efficient ways to connect with spec home lenders. Additionally, I would appreciate any insights on obtaining a builder line of credit for this and future projects.

Our Pro Forma is complete and I am happy to share details offline for those interested in learning more about the structure and projections.

Thank you in advance for your input — time is of the essence as we are aiming to secure funding by mid-September 2025.

Hi Amber, 

Yes we are experienced with new construction and similar builds. Plan is to sell, it will be on MLS from moment we have plans to sell it to end user as spec/customizable build. Ideally would like a product with 80-90% financing on land and 100% construction if possible on jumbo.

Naples, FL and surrounding area. I have a lot in Bonita Springs, FL that is ready to build that I need lending on. $177K land (refi), and about $589K for build. Finished value will be about $1,200,000. Looking for lower $ down as land is worth double now (around $300K). My company is Red Key Services LLC if you want to look me up. :)

Post: Private Lender Single Family Purchase Exterior Appraisal Only

Hi,

I need recommendation on how to find a private residential lender that will do loan with exterior appraisal only due to tenant now allowing interior access due to Covid. Purchase price $445k, value $650k. Property has recent interior photos posted a few months ago on MLS. Bank owned. Located in Naples, FL.

Would prefer to close in my name for refi later.
