Thank you very much everyone for your input! To update this discussion- I ended up requesting a non-refundable hardwood cleaning fee for my floors (deep cleaning for pet odors) and allowed my tenants to get a puppy.
I am with you - I hate being lied to. What you see here is a precursor for more problems to come. I would not rent to these people.

Hi BP community! One of my tenants ' dogs passed away. They are begging me to allow them to get a puppy- a French bulldog. They claim that they trained 4 puppies, they are really good at this. The husband works from home, so he will be able to take the puppy out every hour to pee. Their current dogs are very sweet, so I tend to trust that they are good dog people. Question: what should I require from them to protect the house? The house has hardwood floors, but older ones. I would not care so much about scratches, but I would not want the puppy to go potty on the floor. Are their special floor treatments which I can request them to perform upon the move out? Did you have any experience with puppies? How did it go for you? Thank you!!! Anna
Russ Beck I heard that Macy's closed stores because of online competition, not because consumer spending is low. I see risks outside of US: a recession in UK, and possibly in Europe caused by uncertainty regarding Brexit. China slow down and generally the lack of transparency in Chinese market. The strong dollar affects US multinationals, we may see lower earnings. I heard a very interesting theory as to why the stock market keeps going up: corporations are doing large buy-backs, and this is turn causes quant trading programs to buy stock. Bottom line, low interest rates - we have not seen such an environment in ages. We don't know what to expect, and how the governments will come out of this tailspin.

Is the tenant on month-to-month or longer term contact? If it is longer term, the rent is usually fixed for the duration of the contract. See what the rental agreement says.
Hi BP community! I am thinking about getting a real estate broker license in WA state. I am an aspiring investor. The reasons for getting a license are 1. It will allow me to access MLS and all the research tools 2. I value the education and general real estate knowledge the license would provide 3. I will be able to represent myself Questions Where can I park my license and what would be the fees? Any other insights on this idea? I know that I would have to disclose that I am an agent during translations - but is really a big downside? Thank you!!! Anna

@Chris Newman - Thank you for such detailed response Chris! I am a fellow investor from Seattle area. Similarly to @Dan K., I am intrigued by your idea of JV. I would like to spend some time doing homework and learning about TDR and MB programs. Then, if possible, I would like to meet you in person. Please keep your responses coming! :-)

@Chris Newman - thank you for the great post Chris!

I checked TDRs for sale in King country - there are multiple offers, the price listed is about $30K per TDR. How did you arrive to the numbers of $100K per acre or even $2.2 mln per acre?

As far as I could tell, you need at least 1 acre of sending land to produce one TDR, or even 5 or 10 acres in rural area. So I don't understand how you arrived at such big values.
