I'm looking to buy my first house to use as rental property. I was told by FHA that I could still get a FHA loan, paying 20% down to use as investment property. Is that a good idea?

My plan is to buy a fixer-upper, around $50,000, putting $10,000 down and fixing up the house to rent out.

Will the government help me fund a single family house? I would live in the house for a year or so, then rent it out as investment property. I am 22, and a college graduate.

Ned Carey I don't have much at all in savings. The highest I could probably put as a down payment would be $10,000 and I'm looking to invest soon.

I'm 22 years old, just finished college, where I would like to buy my first investment property. I moved back in with my family to help me save to pay off the mortgage for the single family home. I have not made any decisions yet, however, I'm looking for a small house around $50,000 and looking to make a down payment of 20%. Is $50,000 a good amount for someone just starting out? This property will be used as a rental for my tenants.

Thank you @Brian Hoyt. You are completely right. It's not as simple as it sounds and what's best for one person may not be best for one. Also, Thank you @Dawn A. for the calculations. I need to do more research before I do anything. I need to make wise decisions and I prefer the traditional way.

Getting the down payment for my first investment property is discouraging, especially when I have unexpected bills come up. I currently have 3,000 but my goal is to save atleast 10,000 (for my 20% down payment).
