@Ace Kaspar The ideal property in my opinion is a multi-unit or duplex property that allows you to rent the units individually or as one large property. The revenue potential is higher and you can cut costs. That being said, those are very hard to come by.

I wouldn't rule out any specific size of property but the size of property combined with location is important. Run the numbers for multiple # of bedrooms and see where the demand for that area is. I'd recommend using a designer who specializes in airbnbs for furnishing vs trying to do it yourself. As others said, a great and reliable cleaning crew is crucial to success but difficult to find.

@Shmuel Gertel I manage a number of properties in the Charlotte area & agree with @Marshall Leipprandt.  The location and property (# of bedrooms) are the biggest factors.  Our bookings have remained pretty steady thus far.  Booking lead time outside of the holidays has definitely  declined with a lot more last minute bookings.  For the holidays, our larger homes have the best occupancy and rates vs smaller homes. 

I've noticed fewer groups of friends booking this year vs prior years and guests visiting family nearby has been the leading reason guests book for us.  Do you use a pricing software tool?   PriceLabs (hello.pricelabs.co/) is a great tool that pays for itself in booking revenue and allows you to see what future demand looks like.

https://my.hospitable.com/and consider using them as a central property management system.  I also use pricelabs for pricing and it's a game changer. There are multiple options for both Pricing and PMS but those are my favorite and reasonably priced.   Pricelabs easily pays for itself.
