@Tyler Sherman My company manages STRs & MTRs in the Charlotte area and would be happy to share knowledge.  

 1) Exact location of the home is going to be a huge factor as well as other factors such as amenities etc.  

2) January and February are by far the slowest months in Charlotte across the board.  I don't think there is an ideal time to open doors, rather just make sure you're aware that the first 3-4 months post going live are going to be a bit slower revenue wise while you ramp up your guest reviews.  Once you have a solid number of reviews, your listing will continue to perform better YOY. 

3) There was discussion of adding regulations to the Charlotte area a year + ago, however that was tabled due to a court case in Wilmington. I would imagine this will come back up sometime in the future but wouldn't be too concerned. Most of the regulations proposed were reasonable with the exception of one stating that you couldn't have another STR within 400 ft of another STR. These were still in the proposal stage and I, along with many others, participated in discussions with the city on why this would be harmful to STR owners. The arguments made were pretty powerful in my opinion and I felt confident this one would not make it to the final stage. That being said, there is no guarantee so it's always good to have a backup plan. Currently, there is nothing even in the proposal stage so I don't see regulations being an issue anytime soon.

@Romario Nicholas hello! My company manages STRs & MTRs across Charlotte and the surrounding areas (Gastonia, Kings Mountain, etc). I also invest in multiple STRs / MTRs in the area. I agree with @Brad Roche in that Charlotte should be looked at by neighborhood. Within any one neighborhood or pocket, take a look at revenue potential for different sized properties by bedroom size.

I find AirDNA to be extremely helpful for a general revenue potential idea, then use Rabbu to look at the comps to ensure they are comparable.

We have found a lot of success doing a hybrid of STR & MTR. Renting as STR during peak months and MTR during the slower season. There is no shortage families and individuals moving to the area needing temporary housing while searching for or waiting for their house to close. I find those renters to be more common than travel nurses, with higher budgets. We also work with insurance agencies to place families who need a home while theirs is being repaired due to an unforeseen circumstance such as a flood, fire, etc.

@Bertha Spezzia I highly recommend @Toni Escuder from Guested! They specialize in furnishing short term rentals. I’ve used Guested to design and furnish 3 client properties and from start to finish, amazing work!

We only offer late check out if 1) We've asked our cleaner and they do not have an issue and 2) if there is no one checking in / unlikely we will get a last minute booking.  We say that they are welcome to stay until 12pm, however if they'd like to stay any later it will be $. (Usually $50-$150 depending on the property).  I think this makes guests feel like we are generous by providing some additional time at no charge but they also understand we are a business.  I'm surprised how many people don't mind at all to pay extra.  We do the same if they ask to check in super early (9am etc). 

@Rob Hilton I don't consider a late checkout request a red flag at all.  In my experience, many guests want to go to brunch and leave their stuff or a child has a naptime routine, departing flight is not until later, etc.
