@Jay Breitlow Thanks, Jay! Is that STR or LTR? I'm looking at LTR. Already have a STR in Frisco, CO and Summit County is a real pain in the tail for owners of STR.

Hello, again, friends!  We are looking for a great (not good, not "well, I guess he's OK") GREAT, trustworthy PM in central Florida.  We are investing in and around the Orlando market from our home in Colorado, so we need a communicative, knowledgeable, responsive PM in the area.  Who has recommendations for me?  Much Appreciated!

@Eric Honas Hi Eric-  I live in Colorado Springs and I just closed on my first rental property in Pueblo.  It's a 2/1 cracker box of a house that was a flip property and I'm renting it long term.  My thought was the same:  people moving to Pueblo and working in COS due to the home prices.  This is my first month renting it, so I don't have a track record to share.  I did speak with a property manager in the area and their biggest challenge in Pueblo is finding qualified tenants.  That may not be an issue with a little higher end property there, say Pueblo West, if you are considering buy-and-hold. 

Short term rentals could be an option in the area.  Personally, we have kayaked the Arkansas River down there.  The reservoir offers boating and Pueblo could be a home base for visiting the Sand Dunes.  Best of luck!

Thanks, Matt and Steve!  @Steve Vaughan Colorado Springs (my home market) is a real challenge. People are overpaying tens of thousands for anything on the MLS. I am hooked up with a few RE meet-ups here in town to make connections. Would like to meet some wholesalers for the flip idea. I don't want my entire business to be flips. I'm more a buy-and-hold kind of girl. Just looking for a way to earn more and keep the dream going. :) Any other advice you have would be appreciated.

Hello, BP land!

I've just purchased my first long term rental and am looking at next steps. I used a HELOC on my primary home to finance the down payment for this first property. I am considering a fix-n-flip next to use the profits from that flip property to pay down the HELOC balance. What are the tax implications in this strategy? Will I be paying capital gains if I'm not putting that profit directly into another RE investment? Thank you for your expertise and willingness to share!

Good morning, everyone!

My husband and I are trying to buy our first buy and hold property and are both working full time, so are going to be interviewing property managers to help us.  What questions should we be asking?  What are the top issues you have found so I know what to look for?  Any advice would be helpful.  Thanks a bunch!
