I also wouldn't want to be flipping while the market is coming down from its recent peak.

Hi Everyone. 

I hope everyone is having a great Tuesday. I wanted to ask where people have been having the best luck lately with flips in the area from Miami up to Port Saint Lucie. I am thinking about Pompano or Port Saint Lucie as a starting point but wanted to get some advice from fellow investors.

Hi All,

I currently use Home Warranty of America for one of my rental properties. They were pretty decent so far at repairing items in my home that needed fixing minus taking forever to get it done. My water heater went last month and they are denying the payment for it through a loop hole... such BS!

Anyway, does anyone recommend a good warranty company they use?

Hey Everyone,

I wanted to pop on here to ask for some advice / see everyone thoughts on the crazy real estate environment currently in South Fl. I just finally got an offer accepted on a condo in Tequesta 2/2 and had to offer 15K over asking to get it. This seems very typical now but I am wondering what everyone else has been doing. I am worried that the value of these homes are not stable and one day could bite me in the ***. I know we have high demand and that it is not exactly like 2007 because most people are buying these properties up with cash but what is everyone's game plan through this? Are you buying as much as you can now before interest rates are up big time? Or are you waiting for value to "correct".

Extremely helpful. What are your thoughts on putting more down initially for the down payment meaning the mortgage payments would ultimately be lower there for creating more cash flow from rent each month. 

This is the issue I am currently contemplating, having more cash flow from the one property but starting my savings for my next property back near zero or put the minimal down and be able to purchase two next year. 

From most comments it seems the consensus is when you are first starting out, build your portfolio as much as you can in the beginning by putting the minimal down and then later on advance to putting more down.

Hi Everyone,

I realize this is a pretty broad question but I have been debating the pros and cons on how much to put down initially on a single family home. My first real estate property I put down the minimum since I moved in and lived in it for 6 months before getting renters in. I am now thinking about doing that again. 


Do you suggest putting down the minimum on a property and have the rent cover the mortgage + any additional principle payments? Or do you suggest putting more money down up front so that the home is more paid off? My issue with this is I would have to wait longer to purchase another home.

Hello! This post if for my Florida people. I am very interested in diving into Airbnb rentals down in Florida. The one thing I come to find is to do so you pretty much need to find a house because all the HOA association's do not allow it (at least 90% of them). The issue with finding a single family home in the price range I am looking for (in South FL and about 350K) they are all outdated and would need a good amount of rehab or in a bad area. So my question is, where is the best place to find a home that needs minimal work to it (5K-7K for rehab) in FL that would be in a great place for an Airbnb rental. I saw a lot online about Davenport, thoughts?
