I don't have advice! Just wanted to say this is crazy! Back in the day when we rented a condo we put knobs on the cupboards below the sink so we could put a baby lock on it and our landlord freaked out at that. This is definitely a big deal and a tenant shouldn't be doing any electrical or plumbing to the house without your involvement. I hope everything works out!

A good way to start is listening to the BiggerPockets Real Estate Pod Cast and books people mentioned above. Someone mentioned the duplex idea and it a great one! We have done a couple flips and have 2 rentals. Our next move is a duplex. The best cashflow you can get is from a house hack. Good luck!

In the past, I have looked at crime activity, school ratings, and asked people who know the area. Hope that helps. The realtor app has a crime filter when looking at the map. Lots of good info posted above!

I may be wrong but I have heard if you have to move because of job reasons there is a tax break on capital gains. are you moving cities or out to a different area?

Hi Howard! We are fairly new to REI too. If you are looking to leave your truck driving gig and be with family the best way to do that is to start getting some CASH FLOW. I would for sure suggest a duplex so you and your family can house hack. Start by reading and listening to the BiggerPockets Real Estate podcast. Best of luck!

Thank you for responding! Both our jobs are in edmonds but we are willing to travel. I’d like to stay in Snohomish County. I’ve looked at many split levels but whenever I run the numbers they are crap. Buying a home for $600,000 and putting in a kitchen for $1200-$1500 in return for rent isn’t going to be worth it for us. And paying cash for a home probably won’t work either. But we are open to more ideas.
