Great post. I've never been a fan of wholesaling or wholesalers in general BUT I agree - there are some good ones out there. I wholesaled for 4 years on my own and did very well, but I was very strategic. I was transparent and honest and focused on serving the homeowner. I worked with only three buyers that I trusted, respected and knew their buy box very well. I invested in a professional website and paid big money on marketing and lists. 

I think I was successful because I had legitimate empathy for the homeowners I worked with. I'd listen to their stories, empathize with their situation, and always tried to get them their asking price. Many of them would contact me after the close to catch up. 

I actually ended up heading the acquisitions of some of the investors I was selling to. 

Unpopular opinion: I don't think you can scale wholesaling as many try to do.

Hi BP Community!

I've recently joined the BP community and have really enjoyed the supportive atmosphere. It's no secret that part of my joining is to connect with investors to offer my services, but I genuinely love the short-term rental space and bring a wealth of experience that I believe can greatly benefit investors and professionals in the industry beyond my current role.

A little about me: I've been in the real estate game for the past decade and have acquired well over 400 SFH. The majority were flips and long-term rentals. About two years ago, I got into the STR space with the fund Overmoon. I was one of their first hires, starting in acquisitions where I purchased the homes they now own, analyzed markets, and performed ROI analysis on amenities. During periods of low funding, I built their ancillary revenue arm from the ground up, exceeding revenue targets by two years. I then co-managed the guest experience team, helping them achieve a 4.93 rating across all channels.

I've now joined STR Cribs, the leading design and renovation company in the STR space. We are full-service and deliver turnkey, high-performing STRs for investors nationwide. We have completed over 300 successful projects, significantly increasing ADRs, occupancy, and revenue for our clients. It's a true joy to work for a company with such an amazing product and team.
