@Eric Stafford I like using it for the comparative analysis on properties that have recently sold to evaluate ARV and for evaluating market trends in specific areas. It is a fair question though and you make a good point.

Hi BP! I am a new investor and got my MA real estate license as a way to learn more about the industry. I originally thought I would pursue being a Boston area real estate agent full-time, but have decided it is not for me. However, I would like to keep my license active and figure out a way to still have access to MLS. It is my understanding that I need to work under a broker in order to do this and I am wondering if it is even worth it. Does anyone know of agents who have figured out a way to get MLS access through a broker if they are only using it for their own investment work? I have heard about other investors having their license and access, but I do not understand how they are accomplishing this. Any help would be greatly appreciated. Thank you in advance!

Hi everyone! I am a new real estate investor in the Boston area and looking to network with other investors. I have been researching some Meetups and looking into REIAs. Any recommendations on where to start or groups that are good?

Hi Jonathan, 

I just worked with a mortgage broker who specialized in non-warrantable condos. Happy to give you his contact information if you would like it. 

A good friend just purchased a non-warrantable condo in Charlestown that went $41k above asking. I think it definitely depends on the market.

Hi all! I have been in Boston for about 5 years and I am looking to get started with my first investment. I live in Brookline but want to invest in a two/three family somewhere outside the city. My goal is to find something in the $400k range that would produce a positive cash flow. Any suggestions where I should be focused? I am willing to do some cosmetic renovations but do not want a full rehab. Thanks!!!
Hi Bryant, Thanks for the offer. I am a beginner in the Boston area. I currently own my own condo but am looking to make my first investment. I love the area but don't know if I will be here forever. For that reason, I was thinking of investing in another condo because it would be very easy to hold from another city. However, the cash flow would be minimal. I am worried that this would slow me down for future investing. Ideally I would like a double for the cash flow but don't know if it makes sense right now or if I can afford it. The Boston prices are just so discouraging. Any advice? Thanks!!
