I would agree with @Account Closed here. However, i'd also throw the cost of insurance into the calculation. I would also recommend that you have included in your lease agreements a clause tat requires the tenant to have a renters insurance policy and list you as an additional interest. 

If it were me, I'd finance it. Interest rates are still very low. I wouldn't lock up liquidity if i didn't have to.

@Jason Bott  Thanks for the warm welcome. To answer your question, yes it is a scratch agency and I'm hoping for a 10/1 open date.  Yeah NJ auto premiums are insane, but nothing compared to NYC. haha

Hello all, 

I'm an insurance agent in NJ and relatively new to real estate investing. Hoping to learn more and see where it goes. I am currently starting an insurance agency so that in a few years from now I'll be able to take advantage of the real estate market effectively. I'm always open to meeting new people and learning everything I can. I look forward to being an active member of this community.
