I'd like to know what are some key market stats that indicate which areas have a good, growing renter population that you all look for before investing in a rental property? Also, where is the best place to get that information? I'm just getting my feet wet and I think that quantitative data could help in making a smart buying decision. Thanks in advance! Anthony

Justin Myers Welcome. I am relatively new to BP and the whole real estate realm as well. There are a number of excellent resources available here on BP from podcasts, blogs, webinars, books, etc. My professional background/career is in Marketing so Im not all that experienced myself but I started in the BP library and have since learned so much about different aspects, strategies, and about the real estate industry in general. Hi Vee Vu I have gone through the process of getting an LLC all set up and one thing I can say from my experience is that having a business entity is not a dyer step in obtaining your first property. If I could go back, I probably wouldn't have put so much time and energy toward figuring out how to go about setting one up. I've also read that obtaining financing through banks could be tough if your plan was to have the business entity carry the mortgage instead of yourself. Apparently many banks just don't do it. Many aspiring investors start out but setting up their legal entity just to make it seem like they are doing something and moving in the right direction (I was definitely guilty of this) but really, you don't need an LLC or Corporation to start investing in properties. My advice is do your homework. Visit the BP library here on the site. All of the books are very insightful and have taught me so much about so many different real estate aspects and strategies. I have found that it is much easier to stomach the risks that you are taking when you know what risks actually exist in this world of real estate investing. Hi all, I am a new(ish) member to BP from Anchorage, Alaska getting the ball rolling on my real estate investment business. I am 25 and my educational and professional background is in Marketing. My business entity has been set up for a few months now (LLC) and I'd say that I have been trying to find the line between aggressively looking for opportunities to get my feet wet and still taking precaution to avoid the many potential pitfalls that are associated not only with real estate efforts but really, any entrepreneurial endeavor. Up to this point, my direct real estate experience has pretty much been limited to the substantial amount of homework that I've done regarding the real estate investment realm through numerous real estate books, BiggerPockets podcasts, and forums.......So not very much application but definitely looking to change that! My immediate short term goal is to become a "house hacker" by purchasing a multi family property: duplex, triplex, or a fourplex. I look forward to being involved in the BP Community.
