Hey all,

I am looking to enter the glorious world of real estate investing! Being from the Greater Boston area, pricing of the homes are obviously steep. What suggestions would you guys have in trying to start off to best work around these obstacles? As I wont be able to cash buy, or gather enough for a cash buy from family and friends, is my only solution a traditional mortgage? 

I am interested in rental properties as my long-term solution, and possibly flips (again, tough with pricing of homes in the area).

I have been listening to the podcasts and beginning to read up on the subject and would like to make my first purchase by years end.

Any help/suggestions on this topic is greatly appreciated!
