Hi @Derek York! Carlsbad local here as well. All those are great books to start with, but consider rick dad poor dad as a very broad and widely applicable book on the concept of buying assets. Between those books you mentioned, I agree with Aaron Wortham on the sequence.

As the title says... I am new to Real Estate, but hungry to learn by providing value to a proven real estate investor in the SD area (or SoCal even...). I have extensive analytical, process improvement, marketing and sales skills honed through years of working for the "man" on my W2 income. Let us together utilize some of these skills on your behalf. I just want to learn along the way to creating my own successful real estate business. Please direct message me if you have any ideas on how to utilize my skills and background. Feel free to check out my profile at www.LinkedIn.com/in/ashorner03 if curious as to my professional background. Thank you!

That is an awesome story. What marketing vehicle did you use to find your initial contact (the one that referred you to the lottery winner)?

Well there is a statistical test that has been around for a long time that allows you to do just that: Design of Experiments (DE). A DOE allows you test multiple factors simultaneously. For example, if you wanted to test seven factors, you would use an eight run Plackett-Burman Screening Design. The design allows you to test the seven factors on and off (+ and -). The total number of combinations you would effectively run is 256. (2 to the 8th power). Nobi Group in Oak Ridge, Tennessee can help you.
As an LSS Black Belt, I could not agree more with this post.
Post: Thinking of Buying in Temecula California

Hi @Brenna Wood - You should consider the ROI on your time in this equation. Temecula is far from any city center and likely means you are in for quite a commute. I have no idea what driving in NOLA is like, but spending ~2 hrs a day on a CA freeway is not fun. I personally did it myself for years, but eventually saw that light in choosing to rent in a more desirable area of SD (eliminating the commute) and buy in the less desirable areas of SD (putting money to work by creating cash flow). Considering you're likely familiar with the NOLA area, you might consider doing some long distance buy and hold investing in an area you are familiar with that also offers good cash flow. Even with the extra complexities of owning from afar, I highly doubt that owning in NOLA would suck up ~2 hrs 5 days a week like a commute from Temecula to downtown SD would guarantee. Just my $.02...

Hi BP Nation!
I am located in San Diego County (North County) and am looking for some advice since I am just getting started in the REI game. What is the best way to get a list of tax delinquent properties in SD county? How would you go about getting this information if you were in my shoes?
