Realestatemarketinglettersmadeeasy.com would be my best choice.  Also, try yellowletters.com and vistaprint.com. Out of state owners will give you the greatest response rate.  Flyers or postcards should make a difference, the content you put on them is what will generate leads.

Direct Mail.  You should mail yellow letters and post cards.  Mail to homes that look vacant, out of state owners and estate attorneys.  Also, try bandit signs but be aware they are frowned upon by most law enforcements.  Place an ad in a local newspaper.  Advertisement is key.

S-Corp should be used to purchase fix and flips. LLC is better for rental properties. Short term investments use an S-Corp. Long term investments use an LLC. In an S-Corp you claim a percentage of your business revenue as a salary. Therefore, you only pay SSI and payroll tax on your claimed salary instead of the entire business revenue.

You should send those yellow letters to out of state owners, estate properties and probate. It will also be good to talk to attorneys and REO agents.
