Post: New investor is this common practice

Hi everyone !,

quick question as I start my real estate journey. Came across a company new western. They are similarities to a wholesaler. In my discussions they ask that I sign a NDA so we don’t go behind the agent to direct seller for the deal which makes sense. Anyone similar with this process? Is it common practice to sign the NDA pro and cons ? Any advice is appreciated.

Hello BP community,

As I'm starting my venture in REI listening to all the advice of having an LLC for your properties. This is to project you from any law suits as well as tax benefits. From what I'm told the LLC needs to be set up a certain way to be able to take advantage of those tax benefits. Any advice on how to start that process or what I should be looking for is greatly appreciated.

Thank you

Hello all,

brand new looking to get started in REI. Looking to do BRRRR process. Starting local to really understand the business and then looking out of state.

Looking to meet like minded people to grow my network and find a coach / mentor in this field.  I”ve had a chance to read some books , watch podcasts and review the material here on bigger pockets. Looking for that one on one touch to run questions by and get second options. All at the same time looking to help add value back to their business as well. As they say your net worth is your network .

Looking to get my first deal going on spring time. As I really want to focus on building my team up of agents, PM’s , GC’s and lenders.  Look forward to speaking with you all and can’t wIt to meet the me 5 years from now !

Thank you,

anthony

That's what I have been noticing. It doesn't seem like even one the ones that are run down for BRRR in the C/D locations won't grab the rent you would want to make it a good deal. So you would suggest looking at single family to start ? I would also look at doing long distance rentals as well. I just want to get my feet wet to understand the business a little better.

Hello all,

Looking for some advice and guidance on what path to take. Regarding my CCC I'm looking to start with duplex. Side by side or top and bottom. I don't have enough equaity to put down 20-25% of my own money to do a traditional loan so i was looking at the BRRRR strategy. I live in Las Vegas and for my first property to learn the ropes was looking here. I currently own a home with my family that we occupy. So doing any house hacking/FHA loan is out of the question. Any thoughts or guidance is appreciated. I've also heard a mix bag on investing in Las Vegas as well as pricing is pretty high roughly around 400-800k . You can get some C or D properties in the 300k range.

thank you,

Anthony
