@Joshua D Rodriguez just echoing everyone in here. First educate: listen to the money podcast with scott and mindy. Learn all the ways to increase income and save 20-30%. Then know your market and work on getting a 20%down or use a FHA loan to house hack your way to that goal

@Adam L. thank you so much! I will look at those options. I dont think i have enough equity to refi out! But i will looking into trying to get the equity up so i can be able to get the rest of my va back.

As for the actual 203k loan advice, I would counsel you to be cautious in using the 203k loan. They are very tricky loans, and they require an experienced lender and general contractor. I have had several fall apart in the past year in my local Berwn market, as there are just too many moving pieces. I also find that it is challenging to make the numbers work once you add a general contractor to the mix. 

Have you considered using your VA loan again? You could always refinance out of the VA loan, and then use it to buy the multi unit deal.

 John thank you first off for the advice.

To answer your questions:

1. Hampton road is a big hub for navy personnel. I believe I will make it back there!

2. I can get a property manager and I do have a few handy man that I trust their work.

3. I do have family near langley and friends all around the area that will be staying put in the Hampton Roads area.

In regards to the 203K, what were the fall aparts that you experience. What was the usual timeline for work to get finish?

Good day All, I am an active duty service member in Hamptons road VA area I currently have a house under a VA loan that i brought 2 years ago and still reside in this home. The mortgage loan is under My wife and I. I am looking to start my investment journey and would like to know is it a smart idea to try to get a 2-4 unit multifamily home in the same general area using a 203k loan on a foreclosure or fixerupper? I know i can rent the current house out because 1. I have been there over the year min and 2. I can say my family is outgrown the house. Has anyone done the same or have any insight on how this idea can go wrong so i can prepare and learn from others experience? Please share
