Post: Got capital but credit and proof of income not great

Hello BP people!

So I'm looking to get started in the great game of REI! I've spent loads of time reading, watching and chatting with those who have created success for themselves in the field and I'm pumped to take the dive and apply what I've learned! Howeverrr....

I’ve been out of the country for 3 years mainly in Dubai and Europe but will finally be coming back at the beginning of next year. It’s been great and I’m grateful for the experience but I’m worried that NOT having 2 years of employment proof and NOT having stellar credit will hinder my advancements. I’ll have some capital, just over 100k but feel if I get it tied up into a property I won’t be able to take it back out in a refi.

Soo, do I get clever and find the right opportunities to get started, perhaps find a partner who has the pieces I don’t or do I take a solid year or so and whip my credit into shape and lock down some income?

Your thoughts and advice is much appreciated!

@Sharlene Burch

I think it’s super cool, courageous and inspiring when I read a post like this and then read responses from the people who weren’t afraid to take the dive at age x,y or z. Take control and take advantage of the experience you’ve managed to accumulate along your journey and kick ***. I get pumped for people like you and root sincerely for your success. Age is just a number.

A favorite quote, “you don’t stop playing because you get old, you get old because you stop playing”.

Good luck.

@Travis Watts

I actually drawn out a somewhat similar path. Really grind the first few plus years and get ultra familiar with my lead funnels, negotiating, different lending options, rehab management etc, the list is crazy long. Build up a nice portfolio and when the time is right, my network is there and the capital is sizeable I want to get into syndication. Sounds like you’ve worked your way up the ladder quite well. Bravo

@Travis Watts

Hey Travis! How did you dive into syndication? Being around the right people? Networking? It’s always fascinating hearing how people positioned themselves for success.

Brilliant. I’ll have those docs ready. That’s the first I’ve heard of that but important. Thanks Trey.

@Russell Brazil

I’ll definitely look into the laws as well for reference. I’ll be curious to learn state to state. Thanks Russell 🙏🏻

@Will Barnard

Concise list Will, much appreciated. I’ll put insurance and license documentation on top of the list. This thread has really helped a lot.
