You will at least need to find a mortgage broker or lender who is licensed in the state.  They do not necessarily have to live in that same state.

Does anyone have any recommendations of an investor-friendly realtor and a great property management company in the Washington DC and adjacent Maryland area?  I'm looking to invest in that area for both cash-flowing properties and fix and flips.  Thanks!
