Same thing. Try again later, but don't get your hopes up. It sounds like they are pretty unrealistic in what they want, which is why it's sitting. There are dozens, if not hundreds, of 8-door properties across the country that make better returns than that. Being your hometown you're probably emotional about it, but if you want to make $$, move on.

In general, you are correct. MFHs out here are largely in the rougher and roughest parts of town. They are also generally older properties. 

You have a much wider selection of SFRs and condos. Unlike what the one person said, you are not either with retirees or in the hood. There see vast sections of town that are suburbs like anywhere else. However, you are not likely to find homes fitting the "1% rule", so keep that in mind. If you're financing properties, the rent will probably not cover the PITI.

As for the addiction comment, he's right in that I have seen a few people come and go because gambling problems ruined their lives. That is a very small amount of people when looking at the big picture. The more attractive practical matters of LV vs AZ are the lack of state income tax and temps run about 10 degrees cooler here. ;-)

  What is the condo/hotel market generally like in Orlando.  I'm investigating purchasing a unit, and my main experience is here in Las Vegas.  Here it is nearly impossible to get financing for one, and the rental demand is hit or miss.  Is the hotel occupancy rate strong in the Disney area?  Is the demand for these units very good or great?  Or is the market getting flooded with tons of Condotel projects and the future looking bleak?  Thanks!

Thanks guys, but I can see by your replies that I worded something incorrectly.  

These are two separate, unrelated occurrences happening at the same time. The non cash-out refi and HELOC is on my primary, and the 1031 exchanges will be coming from the sale of a different investment property (whose proceeds will be used to purchase rental properties).

At the end of both, I'd like to end up with a HELOC on my primary *and* have multiple mortgages on other rental properties. Just wondering if the order I obtain them makes a difference.

  With multiple things going on at once, I'm wondering if the timing of loans makes a difference.

I am speaking with one lender about doing a sequential refinance and HELOC against my primary residence.

  At the same time, I'll be in a position soon to do a 1031 exchange and purchase 3-4 properties from the sale of this single one. The properties would be cash-flowing/turnkey-type SFRs.

  My question is: does it matter which of these I do first? (Or not?) Will doing one first affect my chances at getting the other(s) done?

  Any advice would be greatly appreciated! Thanks!

Post: Section 8: Owner vs Tenant Repair Responsiblity?

I'm looking in to a duplex with a Section 8 tenant on one side.  The realtor says that owner is responsible to make repairs needed after the annual inspection.  She states "there is a clause that can be in effect that helps with the potential nightmare this could be, however I have never reviewed one".

I've read otherwise; where the tenant can be reported to their social worker which then makes them responsible for handling these repairs themselves.

Can anyone point me in the right direction to get the correct verbage to make this the tenant's responsibility?  Maybe I'm wrong and just need more clarification on who's responsible for what?  Thanks!
