Thanks Rick Harmon, I appreciate you responding to this post. Where would be a good place to learn more about the ins and outs of the probate process in my area, so I can be more knowledgeable with the probate process, and to know how to best address the opportunities profitability as you mentioned?

Thanks Bill Gulley. Well that's easy enough. Just like I have been doing with every other seller. Probate is a new marketing avenue for me, so I just wanted to make sure. I use to work just the listed REO's, but I have realized for longevity I needed to start marketing to homeowners direct. I have been having good luck with foreclosures, and getting some under contract. So now it's on to Probates.

Hello to All,

I have recently started mailing to probates. I have ran into a lot of scripts for motivated / distressed homeowners out here on BP already for Foreclosure, Expireds, etc.

I would love to hear some tips, advice, scripts from some Probate experts that have been successfully marketing, working with, and purchasing probate lead properties.

I am assuming it's somewhat of a different animal. I am thinking I would want to know what stage of the probate they are in?, etc.

I have been learning a lot on probate from Sharon Vornholt & Rick Harmon to name a few.

Keith Lutz, That's awesome. Thanks for the update. The longer I am in this business, the more I realize, It's a people business. That's why one of my favorite Books / Audio program is "How To Win Friends & Influence People". It's so powerful.

So you had great luck with the yellow letters? Sounds like it. What a great response rate. Best of luck on that deal your working on. Way To Go!

I also see that you are getting listings as an agent, when you run into sellers who don't go for the lower price, Great Idea. Would love to hear more about that in the future.

I do agree with you, that was a pretty awesome gift to give someone out here on Bigger Pockets. I have been reading a ton of marketing material from Michael Quarles and learning a lot.

I am fairly new to Bigger Pockets as well, and like you I am going to be a new dad soon. So the best of luck to you Cameron, and hopefully I will run into you again.

And ya never know, maybe Michael will do that awesome give away again to help someone out.

Thanks Dev for the advice. I have been researching quite a bit on here, and learning from Michael Quarles, and Sharon Vornholt. They are very inspiring and seem to know their stuff with the new arena (Non MLS) I am entering with mailing campaigns, mailing pieces, scripts,etc.

You are having more success going directly to homeowners. That's great to hear.

We have been using hard money for the last few deals, and am currently seeking less expensive money, private money. We are getting em under contract, which is great

Our last rehab was directly from an elderly homeowner who needed to move into an assisted living apartment. I worked with him and his 2 daughters on the deal. The general fast numbers using hard money were, with us paying both sides of the closing:

p.p. = 62k
r.c. = 46k
sold for = 180k

So after subtracting all costs we left closing with a gross check for 53k.

Hello to All,

Just joined Bigger Pockets, but have been reading many posts, etc .for quite some time. WOW, Their is a lot of experienced people out here that are very giving with information of their knowledge, experience, and advice.

I am currently rehabbing in the Minneapolis, MN area.

We are purchasing REO's from the MLS, but have recently also added marketing to homeowners directly (which we have some under contract already). Seems like this route will be a lot more sustainable. Actually I have gotten a lot of great ideas from some experts on Bigger Pockets on who to market to & How to effectively market to these homeowners. THANKS A TON FOR THAT!

Also we want to increase our rehabbing projects significantly in 2013 by utilizing Private Money Lenders.

So Thanks to everyone , and am very excited to be a Bigger Pockets member. I am looking forward to an awesome 2013!
