Hi BP! I recently purchased my first rental property and am about to lease it out beginning October 5th. I just finished screening a great tenant who actually is going to pay more than I originally had marketed the property for (very hot market). We're excited to get going but I'm trying to avoid making as many newbie mistakes as possible. Outside of having the tenant sign the lease contract what else should I be working on or providing?

 Great advice! It feels like I'm learning how much there is to learn the more I learn! If that makes sense... This forum has been extraordinarily helpful!

Great question! Two major reasons:
1. Education - I'm a firm believer that education takes action, and while I know managing my own property from another state will be challenging, I think the benefit of what I'll learn will be worth the pain (at least I hope).  
2. Margins - The property I'm purchasing is not a fixer-upper. I'll likely put some new carpet in and paint a few rooms. My vision for this investment is for the long-term, not expecting a large sum of cashflow in the immediate future, just enough to keep the asset afloat without additional investment on my part. 

This is my first investment property and although I was really hoping to do a BRRRR, I don't think that's realistic until I move out to ID. So, I wanted to get in the game in the meantime with something I could hold and rent and allow to grow in equity over the next 1-6 years.

Beyond that, I recommend finding a local real estate attorney and using their lease. Many attorneys offer a fill in the blank lease template for a relatively low cost, and will customize it to suit your needs for an additional cost.

Ideally, use the lease from the same attorney you'll eventually use for evictions and other legal matters - attorneys prefer documents they are intimately familiar with, for obvious reasons.

Another avenue is joining a landlord trade association.  Paul Smith (an attorney) runs the Apartment Association in both Utah and Idaho states and is very sharp.  Because they are a lobbying group, they help write the landlord/tenant laws.  This means their leases are going to be as tight and current as they get.  Many PM companies use this lease as their foundation and customize it.

Heyo BiggerPockets fam! I'm in the process of purchasing my first rental in Meridian, Idaho. Currently, my plan is not to use a property manager. I've been looking around for a solid lease contract online and I couldn't find anything I loved. Was wondering if anyone might have any tips or suggestions? Thanks so much!

Hi BPeeps!

I think this is the first time I've ever posted my own thread on any forum - ever! I have been reading forum posts, articles, books and doing research on REI for the past 2 years. I'm a firm believer that education takes action so goes...

I'm looking to bring value to and partner with a real estate investor in SoCal who has a need for someone with extensive sales and marketing experience. I am a closer and I am extremely passionate about real estate investing and am ready to take the next step in the process from reading/analyzing to actively being engaged. If anyone reads this and is in need of someone who knows how to analyze and close deals please hit me up! I'd love to chat and see if there's anyway we can work together. 

Below is a little about myself:

I'm a 34 year old, mortgage broker in Fullerton, CA, that has a passion for helping homeowners get out of tough situations. I run a small call center and have a team of a few loan originators under me (one of which is also interested in helping but with very little knowledge of this industry). I've been in sales for about 15 years and have been a top performer most of my career with a lot of experience training others. I'm in a place where I have some more time on my hands and would like to work with a professional wholesaler/fix & flipper to gain experience. My short-term goal is to get in the game with someone who has experience and would consider themselves "seasoned" in wholesaling/fix & flipping. Longer term goals include developing a growing wholesale business, flipping dozens++ of SFR properties a year, and graduating in to SFR rentals and ultimately commercial buy and holds.
