Jesse, I would start contacting other investors in the area your looking into and just start some conversation. Find out what they are investing in and try to help them find what they are looking for. It will help you improve your skills on analyzing properties and you will also be able to develop relationships with local realtors and wholesalers. I don't think it's ever too early to network. These investors your helping may even want to partner up with you. You never know until you start doing it. Start of the same way you did this post just ask questions this community is has a lot of people who are willing to share what they know.

Hello everyone, has anyone ever used a project manager for their rental rehabs when buying properties out of state? I can see an advantage of having someone you are paying to make sure the rehab is being completed in a timely manner. Anyone care to share their experience if they used this method?

@Brian Sparr I'm looking at a few different ones, Huntsville AL, Clarksville TN, and Indianapolis IN. I'm always doing research on new areas though.

Happy Friday to everyone on BP. Since I'm looking at buying OOS the best way for me to view the property to make judgments on it is through a realtor taking video of the property and sending it to me. My question is how do I make an accurate summary of repairs based off that? Will I have to do my best looking at everything, make my estimate on repairs, make an offer, then hope the inspection aligns with my estimate? This so far has been the most confusing part me. Any advise on this process would be greatly appreciated.

What is the best way to start looking for someone to partner up with on a deal? Being a new investor what is the best way I can add value to that partnership?

What are your thoughts on turnkey rentals when looking for out of state rentals for a new investor to get their feet wet? Great idea with low risk? Terrible mistake? What do you think?
