@Megan Kline while I am also extremely new to real estate, everything I've learned so far seems to point to cash flow being better in multifamily situations instead of single family... so I guess it depends on which one you're looking you buy at a given moment... it could entirely be a lack of experience on my part but I struggle to see single family cash flow being high enough to be worth it in my opinion... that being said my plan is to house hack a 4 plex by the end of 2019... if I was making 100/unit per month after all expenses I'd be cool with that... assuming expenses as capital and operating, mortgage, and living in one unit for "free" that is

I see... so essentially if you want to find a "general" price per unit (not taking taxes, insurance, etc into consideration), you'd take the current rent amounts and divide it by the percentage (converted to a decimal obviously) and get a rough idea from that. And then just proceed from there... do either of you have a minimum cash flow per unit amount that you strive for as well as the rental percentage?

@Ed Matson Hey there Ed :) I'm totally new to the RE world and it was more of a pick your brain kind of question. I like to get other perspectives and I am interested in how other people would see it, but let's just say flat market, between 6 and 800 per unit rent. I plan on holding my properties for as long as possible but that may be different from how you go about it. I want to focus on cash flow as well... general stuff I suppose :)

This question may be tough to answer since different factors will always affect what a good deal might be. However, in a perfect world, where each unit is immaculate, A to B class tenants, no repairs needed, all that good stuff (wishful thinking stuff) what price per unit would you pay for it?
