Hello BP!

Long story short, I am trying to buy out my partner with no money down. He is my brother, great relationship he just needs funds for another project. I am not on the deed. We have a bunch of equity. Here is my plan do you think this will work?

1. Add me to the deed

2. I cash out-refi in my name only on mortgage

3. I take him off deed

I am purchasing a house and it is going to be occupied by tenants that do not have a lease and are paying way below market rent. I was wondering if anyone had experienced this and what’s the best way to go about it?

I am buying a duplex about 80k under what it will appraise for. I have the private money lined up for the 25% down payment. Purchase price is $210,000. Buy of course banks won’t use “gift funds” and I don’t want to wait 60 days to let season. Any ideas?

I was just wondering everyone's thoughts on how the outcome of the election will impact small multifamily real estate?

I am in the middle of getting a loan with a small credit union in my area, and recently rates dropped and I asked my lender what the rate was now and he said it was the same for my deal. Does this sound right? Thanks!

Hello! I am running some numbers on potentially cash-out refinancing a rental house. Is the rate usually the same as an investment property loan? Or is it higher?

I was wondering how using a HELOC for a down payment on an investment property loan worked? Do I have to take the HELOC money and put it into my saving for seasoning? Or am I able to just pull from the HELOC for the certified check as closing. Thanks for reading and any feedback is greatly appreciated. Thanks!
