Hello BP!
I graduated college in May and currently hold a sales position. I have held this job for 5 months, and make $650 per week before taxes as a base pay. The bank I applied to said that they cannot count my commissions as income due to my short work history. My loan application was denied due to lack of work history/income. I have a 750 Credit score and was looking to purchase a single family rental for $130,000, which I have 25% down for. I was wondering if anyone could point me in the right direction as far as where I would go to seek funding ? Thanks for reading!

Hello BP community,
I am posting here to give anyone trying to go through an eviction in NYS some hope! I had a tenant who had stopped paying rent in August, and her lease expired in September. She would not leave the property after her lease had expired, and her due rent kept accumulating until now. I went to court yesterday and although I will not see a dime of the money owed to me, the tenant must vacate the property by 12/18. Some people reading this may asking why I am celebrating this, but after watching dozens of landlords before me go up in front of the judge and fight for the past money, I learned that It was a better long term play to sacrifice the money and focus on getting the tenant out. Once you remove money from the equation the judge/tenant are willing/forced to work with you. Yes, I lost some money but the good news is I will have the unit rented for higher rent heading into the new year. Hope I was able to help someone! Thanks,
