This year we have been a part of purchasing four Fourplexes whether for ourselves or for clients of ours, as we are also in Property Management. All currently cash flow very well and all needed quite a bit of work even with them being fully rented. Rents are surprising me currently with what people are paying to stay in these units, but that is a good thing. The options are very slim right now and over this last year, doesn't look to change much through 2016.

Hello Zach,

Welcome to Colorado! I have a great real estate agent that I have used for all of my investments and he is a staple in my team. He is very knowledgeable and is very quick to respond. His name is Walter Williams with Kenney & Company.

I know that he owns a few investment properties himself with one of them being a fourplex that he does really well on. He also helps manage at least five other fourplexes with multiple single families.

I lean more towards the single families myself but he has a lot of experience in both multifamily and single family.

@Steven Wiggs Brad nailed it right on the head. They have more of an idea of what the investor is looking to accomplish and have a good grasp on the local market. Large National Banks for the most part will just cause headaches. I worked in the title industry and most of the delayed closings were due to the national banks not holding up their part of the responsibility.

Congrats on coming to God's Country!

In my opinion I would look at anything with at least 4 beds and 2 baths and a garage in almost any area north of Platte Avenue or west of the Interstate. Main issue to look for west of I-25 is foundation problems, but some are only $5000 fixes, worst ones are $20k. If you can find something for less than $105/sf then you are getting a good deal for a rental. Rental market is strong here right now.

Let me know if you would like an investment minded loan officer, if you don't already have one.

The best rental market is farther north but that increases your commute while you are living here.

If you want then I can get you in touch with an agent here in the Springs who would be able to set you up on a search that would alert you when something falls within your criteria. If you can buy while snow is still hitting the ground then you have a really good chance of finding a motivated seller who was promised too much by their RE Agent.

I am also interested in this and would appreciate some insight. I just started wholesaling, just did my first assignment three weeks ago. And I am going to possibly start taking the classes next week to get my license for the Springs area.
