I am planning to build a 3-family property in Newark, NJ and want to verify I am accounting for all the pre-construction costs.  I think I am ready for every aspect but I'd like input from others that have built 3-family properties.  Can anyone give me a rundown of everything I need to account for?

I have been trying to find a really good wholesaler in my market but I'm finding it to be a little difficult. The wholesalers I've met don't seem to have any properties with numbers that make sense, i.e. ARV is way off, rehab cost is much less than actual work needed, asking price leaves little room for profit once the rehab is complete. Can anyone recommend good wholesalers in Northern New Jersey that provide realistic numbers for a potential flip?
