Hello Everyone,
I'm writing to present an opportunity in the real estate market that aligns with your investment objectives. With the current trends and dynamics of the real estate industry, there exists a unique window for substantial growth and returns. To capitalize on this, I am seeking a strategic financial partners who shares my vision and appetite for success. Specifically, I'm in need of a partner who has 250k+ in cash, who wants a hands off approach, and in witch trust but verify is a non-issue. Your investment would give us the ability to secure these assets and position us advantageously within the current market conditions, ultimately translating into a mutually beneficial venture with promising returns on investment. I invite you to explore this opportunity further and discuss how we can collaborate as a team.
Best regards,

Hi Everyone,
I have ran into a small problem, I'm trying to do seller financing, Subto, and other creative financing deals, the only problem is that I don't have a contract for any of the one's I just mentioned. If someone could point me in the right direction, has a contract that the are willing to share, or a program that would draft one for me, or any other ideas that would be amazing.
I had a deal just 2 days ago with a seller to do a Subto but lost it because I wasn't able to get it under contract because I didn't have one.
Thank you all,
Antonio Bavaro

Quote from @Greg Scott:
If you gave a notice of non-renewal and the time is up, you do not have to evict. There is no lease, no contract, so it is much easier to get them out. You sue for possession.
Best to get some legal help. Find an attorney that specializes in evictions. The cost is minimal compared to the peace of mind and speed at which they will handle it.
Thank You.

Hi everyone,
This is my first time having to evict a tenant and I want to do it the proper way. I purchase the property last month knowing I would have to evict one of the tenants due to the fact he wasn't paying. When I purchased it he payed me the rent for the first month. I Posted his notice that I would not be renewing his lease at the beginning of next month. He was on a month to month so I gave him a proper 30 day notice, on the 1st of the month. I'm not renewing the lease because I want to upgrade the unit. Can I evict him at any point after the 30 days are up? It's a tenancy at sufferance I believe, also the property is in Tampa Florida.
Thank you so much.
