@Rob Birch I am pretty sure with one of the coronavirus bills, they are allowing you to take 100K out interest free if you place it back in 3 years

@Bernard H. Well, let me start this way by saying, I started using BP's calculators, to learn how to calculate then I created my own sheets form there. You need to experience first!

@Ben Zelenka This book changed my LIFE! I was 18 overweight, depressed, feeling like life was out of control.  Never even kissed a girl, never thought I could have my own business or invest in real estate! After reading that book my mindset completely freaking changed. I have read it 10 times now.

@Rachel Olsen I have been doing YouTube for 3.5 years.. the biggest lesson I learned was finding a niche (wasted two years on not having one).  Ask yourself this: Who are you positioned to help the most?

@Jamilson Conceicao Hey! I personally have this keep coming up in my head as well. But here's the thing, if you buy it right, it really does not matter what happens in the next 6-12 months or 5-10 years (unless your exit strategy is within that time frame.) Likely whatever happens will have a drop and then an increase way above that.

The thing that really matters is if its making cash flow on day one!

@Justin Johnson I was scared just as well. Well, scared and excited that I started down the path of financial freedom. As long as you did your math right, were conservative with your numbers, then you have done everything you can to mitigate your risk.  That's all you can do.  Everything else you can't control and must learn to let go!

I have 3 properties in that area, I think it’s a great rental market as in it provides cash flow. Appreciation is not like any of these major cities though! Dm me if you would like to talk more!
