Congrats!! @Okeoma M.

Me and my wife are pursuing REI while taking care of our little ones too! It's truly a great inspiration for us!

Now the portfolio is too big not to self manage.

Rent collection has been an interesting experience. All the rentals are minimum of 2 years. 5% are rented to Housing Choice Vouchers those are the only ones that are not 2 year leases.

Rahul.

 I think you should be more transparent. Based on the content of your videos, it appears you're also making vague statements about the reality of your present situation. First off, you're not retired. You just changed jobs. You also state YOU own 54 properties. As more information is discovered, it is revealed that you work for a company and it sounds now, based on your last post using "we," that you have at least 4 partners, and possibly more which means at best YOU own 14 once you divide the pie. Maybe I've interpreted it wrong, but I'm a betting man and I bet I'm a lot closer to reality than your original post let on.

Regardless, I still think having a piece of such a portfolio is a great accomplishment and hope you achieve your goal faster than you think possible.

 I'm too interested in actual numbers that shows the progress... Maybe it is market specific strategy cuz It seems too good to be true to pay off mortgage in 7 years with 20% down in Southern California market.  Not that I don't believe what you said, again, a little more details can give everyone a clearer picture

Interesting topic! I am pretty open about this at my work. My colleagues and my boss know about my interest in REI and when I talk about it at work, they showed a lot of interest too.. I think bottom line is as long as you finish your tasks on time and provide value to the company, a few phone calls here and there won't hurt a bit..

@Ali Al-Mashat I'm not an expert but if I were you, I would get on the plane and go see those properties myself.  Drive around the neighborhood, talk to few local agents to get their feedback on average DOMs of similar types of properties. Especially in the cases that block to block difference is so significant, you need to get a feel of it and when you are there, you should be able to tell the difference of a good block from a bad one. A few hundred dollars spent to get an better understanding on 10K+ investment is totally worth it IMO.   With that being said, I would not do a long distant flip on my first attempt, there is just too many uncertainties in a already risky business, thats why I'm still searching in my back yard for this first shot.  Anyway, I wish you a good luck and let us know how it goes for you!

@Will Barnard  Can you post a note on forum on time and location of your meet ups? I would love to go to your site meet up, too bad I missed the last one!

@Eyal B. Wow!! Fantastic job!!

Just my 2 cents as another newbie, at this point all you can do is asking the bank to do short sale, however, I doubt the bank would go below market value.. So it probably is not a good deal for you..

Welcome to BP!  Hope to hear your first out-of-state investment success story soon!
