You are basically the exact reason that hard money lenders and other types of "no doc" loans exist. You'll be able to get financed if you have a good deal without having to worry about not showing any income on your tax returns.

Even most hard money lenders are going to require liquid cash for a down payment - probably around 20% for a newer investor.

I agree with the above...due to your time constraint, hard money is a viable option to close the property in 30 days.

Some hard money lenders have rental products that are for stabilized properties. These loans would still be "no doc" but would offer lower rates than typical hard money due to the property being stabilized.
