@Bobby Ryan Welcome to my favorite strategy fix and flip. You can typically make a years worth of rent or more on a successful flip in 90-120 days. Partnering with a money partner may be a good idea based on what you mentioned is your investment amount. Best of luck in all your endeavors.

@Klint Ruud I think the first question would be for any investor is if they are looking to be active or passive. Real estate is mostly an active management business where you have to search for deals, manage properties or projects, tenants etc. Investors can be passive and invest with others you do all of that obviously for a cut of the profits in some way. @Ed S. It’s very possible to find a money partner who will contribute most of the funds for your project. However, most investors would want to see you have some skin in the game. Why would they invest with you unless you can prove a track record and provide some commitment ? Without having some of your own money in the project, it would be very easy for you to walk away if any issues arise and leave the investor holding the bag. Would you not agree? Imagine if you were the investor.  Best of luck in all your endeavors.
