Hello BP,

I am currently working on my first 2 flips and will putting both on the market mid September.

I've been reading tons of BP forums and listening to an obscene amount of podcast as I try to catch up. I am working on creating a concrete system and would love to hear from the BP family if it is better to buy leads from the websites that offer it or should I do the leg work and find my own leads by visiting city court of the county I chose.

I am sure there is a dozen or more forums on BP that answer my question and I have read tons and can't seem to find the answer I am looking for.

My goal is to hire someone in October after my flips close and use some of the profit to pay their weekly salary. I'll be hiring someone part-time to send DM and do other tedious task so I can dedicate more time on the task that will leverage my business.

Our DM will be yellow letters which will be personalized using a special font system that will allow the letters to look hand written and will be sent in color envelopes to add a personal touch. I am on the verge of purchasing a stamp from the post office that will allow me to stamp each letter. We (my husband and I) plan to send 1000 mailers a month, 250 a week.

We are also going to use social media marketing since social media is a growing platform for self promotion and using Facebook and instagram ADS will enhance our business by reaching out to people with videos and clips.

Does any else use social media for their business?

Can someone give some input on buying leads or finding them on your own, what do you think?

Hi Ben!

Thank you for the warm welcome. 

We used a hard money lender for this current deal in Philly, I am not sure if we could Refi, although I believe we can but I am not 100%. ( I would have to check the stipulation) 

I was thinking of selling this first asset to add to our cash at hand and buy 2 properties to hold thus being able to REFI those and double our buy/hold from there on. What do you think? 

Should I use the BRRR strategy starting with this one even though selling it will give us leverage on capital/Cash at hand?

I intend to buy in other markets on the east coast based on my research so philly is not my only option for buy/hold. Do you have any suggestions on good markets in the east coast? 

Kudos to you for having a home that will paid off soon. I can not wait to build our portoflio of buy/hold.

Hello BP members,

My name is April and for the last 2 years my hubby and I have been actively investing in real estate as silent partners in CT. We had some bumps on the road in our personal lives and had to take a break from RE in 2016.

Currently we have a flip going on in Philly that began end of June 2017 and will be on the market end of August. PP was $50k, complete rehab cost was bid for 45k but with my negotiating skills and subbing some of the work, I was able to bring the rehab cost down to 35k. We project it will go on the market for $145k based on current comps ( I pull comps every 2-3 weeks)

I have been reading and educating myself on real estate like a mad woman for years. I am so passionate about this field and love the heck out of it.

Our goal is to take the profit from this flip and put money down for 2 rental income driven properties in current markets I've been studying. We have decided to do RE investing full force.

I am open to suggestions on what route we should go and open to any feed back. I've been reading BP forums for a while now and I still can't believe it took me this long to make a profile account and become a member. (smh)

Please keep and eye out for that post. :)
