Hi Matthew good to meet you. Do you have proof he is commingling your funds in other projects or is this assumption? 

I had a similar situation with my contractor who works on all my projects. We still use his services, his work is beyond amazing. The way we fixed the issue was speaking to him thoroughly and with no BS. ( picture a mob movie) I mean I had to bring out the tough girl attitude and at the same time remind him we have a contract. Sometimes it helps especially if he is running a legitimate business where you could tarnish his reputation ignored need be and remind him you can always take him to court.

@Jared Vidales congratulations for taking that scary leap that led to an amazing real estate beginning. 

How were you able to scale so rapidly? I am in the process of scaling my business so any feedback back will be greatly appreciated. Do you stick to a strict daily schedule...waking up early, mediation, gym, etc?? Did you outsource early on? Hire VA's?

Hi Bp fam, 

I am looking to hire 2 virtual assistants to do outbound calls remotely. For those who already have someone working for them what did you find to be the challenge when training someone to take the job serious if working from home. The position will be commission only but I assume those who love real estate and want to be involved understand this business is "Work first, get paid later". As an agent you sign on knowing you don't get a check unless you put the effort and work hard. 

What challenge did you face?....and any advice on training or communication tactics?

@Mayer M. @Kristen Reineke-Piper The house is in East Germantown/West Oak lane near LA Salle University.

@Joe Steele and yes the house is way up north in a working class neighborhood where tenants do longer than 2 years.

The rent is $1275 currently and I pay $875 in total with tax and insurance leaving $400 a month of cash flow.Tenants pay all utilities. 

I am at 14% with my hard loaner but if you get a better rate you’ll net $400+ a month or more.
