Post: Looking for a good CPA and lawyer.

I know everyone talks about "building their team", and we are to the point that we need to get serious about it. We have a great CPA but he really doesn't specialize in real estate. Now that our portfolio is growing, we really need a more specialized professional. I'm in the Atlanta area, but I don't care if they are local. I'm also looking for someone that not only knows tax credits but can really advise us on where to put our investments. 

In addition to the CPA, I'm also looking for a great attorney. We want to do more vacation rentals and possibly tiny houses, so we need someone that can advise on the county and state regulations in our areas. Due the the niche we are trying to narrow in on, I do think it would be more advantageous for them to be in the area.    

Any recommendations are helpful - thanks in advance. 

Post: Is Hard Money the same as paying "cash"?

I'm negotiating for a 8 plex and the seller asked if I was paying with cash or hard money. I will be paying with hard money but do I have to disclose that? Of course I will remove the loan contingency, but is hard money the same as "cash" in the eyes of the seller? Got butterflies because this will be my first multi-family and my first BRRRR property!

I want to start using the BRRRR strategy on vacation rentals through airbnb or VRBO, but will I have issues when I go to refinance? I know some banks might not see that income as a steady source. Thanks for any advice!

When is the last time it was rented and what was the monthly rent? 

I just went through the same thing with my husband. I wanted to invest in real estate 5 years ago, but he was too nervous and thought it was too risky.  So the only plan I could get him to agree on was the long term investing of Live-in 2 year flips. After 4 years and making great profits from both houses, he gets it. 

I would paint the big picture for her. Tell her to make a list of the amenities and features that she wants in her "forever' home. As cheesy as it sounds, make a vision book or better yet a vision notebook. Every time she sees a kitchen she loves or her dream backyard - rip it out and file it in her notebook. That way she feels like the sacrifice is for something bigger and better. 

Plus she sounds like a busy woman, so I agree with Kyle M. Get your listening to Rich Dad Poor Dad on Audible. Podcasts are great for sharing tips and success stories, but that book really breaks down the why and how it's almost impossible to get that dream house without the right investing strategies. Audible is great to listen to in the car. This book helped turn my husband around ( The Millionaire Fastland by MJ DeMarco is another great listen).

She'll get there when she see's the profits! 

My husband and I are finally getting serious about investing in real estate. I have been listening to Bigger Pockets podcasts for almost a year now, but wasn't able to get my husband on board. He's now ready and sees value in it. We want to start with Wholesales to start getting our feet wet. 

Can anyone suggest a real estate agent that works mainly with investors in the North Ga area? We need a wide scope of resources, but figured we at least need to start here. We can start looking while we build our team. 

Any and all sugesstions are appreciated! So excited to be on Bigger Pockets as an investor now instead as an spectator!!
