Thank you. Market rents are $550-650/month. This is on east side but not war zone--fairly decent neighborhood. Taxes are currently 1,838/yr. It may be a little high but I won't know for sure until I get there this weekend. Thanks for the input & please let me know anything else that may come to mind.

Thank you, I'll be visiting the home this weekend but have lots of pics. It's in north collinwood/south euclid area. I've just received comps for duplexes most being REOs $5-12,000 range but one sold more than $80,000 the other more than $120,000.

Ok, my first offer got accepted. Now I have many questions. It is a duplex in cleveland with 2br/1ba each unit also attic has 1br/1ba with kitchen so upside potential is to convert one unit to 3br/2ba or rezone to triplex. My price is $12,900 and it needs moderate rehab--I will get a written estimate from contractor & get home inspection this weekend. My uneducated guess perhaps $20,000 (maybe less) for rehab--I will adjust my sale price based on estimate.

Recent sales comps last 6 months of $104,900-149,000 within 0.6mi of property (some of these are SFH). Zillow est. $99,500. I'm thinking of wholesaling at $37,900. Is this price good pending written estimate. Please let me know what you guys think.

These are low end properties & i thought of offering $500-1000 & I am offering all cash full asking price.

I agree, I've found a new realtor (buyers broker) who has told me just what you did including looking only .5-1 mi for comps. This contract also has built in inspection period of 7 days! Thanks a lot!

Just trying to build a team in Cleveland OH. Any recommendations on a good licensed/bonded company to handle standard rental unit level rehab? Any suggestions would be appreciated. Mainly, just needing estimates (willing to pay for their time). Also, will provide referral & written estimate to end buyer. Wanting to make it easier for out of town investors.
