I guess we are all agree on this one! I bought my residence in Irvine(back in 2013) thinking of Irvine Company as a safe partner in investing. I am investing in high desert area where the median price is below $400K even there cash flow is not as promising! I am also planning to flip or new-build in OC in 2020.

    This is a great discussion!

    As a Newbie it is a bit discouraging since I am counting on couple of flip projects (along with new builds) for my next year plan where I want to go full gear REI! It seems that some feel the subject of Flip in SoCal! (except for higher market) belongs to the past. I hope they're wrong!

    Although public awareness/interest on the subject is still on (maybe reality TV affect!)

    Absolutely you should be "cautious" in hiring day laborers. As a contractor your number one job is to minimize risk. If you are the prime and pulling the permit you need GLI and possibly workers comp and possibly professional liability. It depends on client (you) and jurisdiction. Talk to an insurance agent who specializes in new construction.

    I'd like to think they may bring some jobs to surronding areas (from Riverside in south to VV on north).

    I have been learning about the market in last couple of months .I am starting a SFR project soon. But I asked couple of people and they were not positive about Flip projects.

    I am curious to hear if any Flippers could join the converstaion. Did you have good experience recently on flip project in Victorville/Apple Valley areas? How long did it take and how much profit one should expect?

    Hi everyone!

    Does anyone have any suggestion on Builder's risk insurance?  I am starting my first New Construction as "Owner/Contractor" and curious if I should go with insurance brokers or big companies like AAA(or similar). Most plans seems to cover basics, but should I be cautious about hiring daily workers (i.e. front of Home Depot,..)

    my project is in San Bernardino County (California) area.
