Hi everyone, just joined BiggerPockets and I am very excited to start my journey as an investor to build wealth! I just signed up for the Real Estate Bootcamp. I am also a real estate agent from NY primarily serving Queens and Nassau County. I am looking to purchase my first rental investment property in 2024 probably not in NY, lol. Any tips/advice you can give to a rookie looking to invest long distance
Yes make sure you have a team in place that handles all. I used to live in LI, now I am on the beach on FL. I have been doing all my biz out of state for about 10 years, about 500 deals, TEAM is the key
All the best
Thanks, Bob! I appreciate the advice! lol, I am also from LI where in LI are you from?

@Ariel Rahmanov Yes, Richmond, VA is exactly where I invest.
That's incredible! I lived in Richmond for 5 years I know the area pretty well! I would love to learn more from your experiences in investing in Richmond.

@Ariel Rahmanov The best thing to look for is cash flow in a state that favors the landlord and not the tenant. For states with good cash flow and at low price points, I know there are great deals in OH, TN and AL. I personally have properties in FL because it's a landlord state and in VA. I wish you the best in purchasing your first rental real estate prop
Thank you, Arlene! Where in VA do you invest? I am familiar with Richmond VA

Quote from @Michael Smythe:
When investing in areas they don’t really know, investors should research the different property Class submarkets. If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.
Our OPINION for the Metro Detroit market (always verify each area for yourself!):
Class A Properties:
Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.
Vacancy Est: Historically 10%, 5% the more recent norm.
Tenant Pool: Majority will have FICO scores of 680+, zero evictions in last 7 years.
Class B Properties:
Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.
Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.
Tenant Pool: Majority will have FICO scores of 620-680, some blemishes, but should have no evictions in last 5 years
Class C Properties:
Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation. Can try to reposition to Class B, but neighborhood may impede these efforts.
Vacancy Est: Historically 10%, but 15-20% should be used to also cover nonpayment, eviction costs & damages.
Tenant Pool: majority will have FICO scores of 560-620, many blemishes, but should have no evictions in last 2 years. Verifying last 2 years of rental history very important! Also, focus on 2 years of job/income stability.
Class D Properties:
Cashflow vs Appreciation: Typically, all cashflow with zero or negative relative rent & value appreciation
Vacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.
Tenant Pool: majority will have FICO scores under 560, little to no good tradelines, lots of collections & chargeoffs, recent evictions. Verifying last 2 years of rental history and income extremely important to find the “best of the worst”.
Make sure you understand the Class of properties you are looking at and the corresponding results to expect.
Also, let us know if you have any interest in the hot Detroit market.
Thank @Michael Smythe this is very helpful! I will do my research

Thank you @Nicholas L. !
That's a great idea. Bew York is way to expensive for a decent return on your investment with all the laws against landlords here
Are you from the PA?
