yeah i think one of two things is going on. one he bought the property under contract to flip or he paid cash down payment and did owner financing. not sure if i should just move on or what. the property is nice but the surrounding houses that have sold are going for under fifty grand. the most recent sale happened a year ago for a larger place and that sold for eighty. before that the last time a property was sold was in 2010. unless i can get the contract for under 30k i dont see how it would make any sense to try and flip it for anything more than fourty. the town is small and doesnt look like there is a huge demand for housing since there were not many houses on the market.

ok. so i did research on one of the properties and here is what i found. the person wanting to sell is not the deed holder but is showing on contract from what the county records show. he wants $69000 but all the county assesor values the house at 29k. im not sure what to do about the price difference. myother question is if i contact the deed holder would i be able to contract from the deed holder while the guy selling is under contract? here is the link to the county Assesor page.

A friend of mine works as a handyman for a property investment company here in town. I'm going to talk to him to see if he will introduce me to his boss who is the owner. If anything even if he doesn't want something I have he may have connections with buyers who might be interested. I work with a few guys that own rentals as wellso I'll have to talk to them too. one question I have is on actual contracts. Does anyone have a good template that I can use as a guide? I'm not saying I'll be contracting anything right now but I'd like to have them ready for when I get to that point. I'll also be calling the local title company to get my name out there and see how they work with investors.

@darrellshepherd Thanks for that information. I actually just received another email from a seller that is moving out of his property. I've asked him some of the questions you had listed and I'm waiting for a response. I have a feeling he may not be motivated

wow. Ok so about four minutes ago I got an email from someone looking to sell four rental properties with renters currently still living in the houses. Anyone ever deal with something like that ?

I added my cell and name. Hopefully they will call or email me to get more info. I will be pretty much going one step at a time and posting on biggerpockets to get feed back during the different stages. So hopefully there will be more posts during the next few months

Hey everyone. After spending time reading, listening to podcasts, watching videos I've decided to just get out there and search for leads. I posted the following ad on Craigslist looking for potential sellers. Let me know what you all think

We are interested in buying your property! Do you own a house in one place and live in another and struggling to keep up two mortgages? Maybe you inherited a property you don't want and just need to sell? Whatever your situation is we want to help ease your mind. If you are interested just reply to this email and include the following information.

Your Name and contact info

Why you need to sell

Address of the property

# of bedrooms

# of baths

Sqft of the house

A picture if available

And any other details you can provide

After we get the info and do a little research we will contact you to set up an appointment to visit the property and meet with you.

Thanks I'll do more research on the property. Depending on repair costs and what I could get from rent will be a big factor of course. Most of the commercial buildings for sale nearby are averaging 80k-140k most have apartments but none that I've seen have such a nice apartment as this one. If I could get the building for under 100k and find tenants really quickly it just might be possible to get a decent return. I would be applying for VA loans and I know how strict they are with standards. It will probably take a lot of investment before I could even get the VA to agree
