Maywood is a small yet growing town, very diverse (more so lately these past 5 years or so). It's a pretty quiet town with good and not so good areas. Nothing too terrible though, especially if you're looking to rent it out. This area rents quickly and sells pretty fast (within 45-60 days). I have 2 properties in the area and grew up in the area.

Hello everyone. I have a property under contract (for amount owed on the property to prevent short sale and foreclosure) that I want to purchase subject to and rehab it for retail sale afterwords.
My question is, should I do a rent to own option, then assign it to the end buyer or should I use transactional funding to purchase it and sell to the end buyer. I have never done this before and need some advise. Please and thanks to you all for your help.

If the original tenant you rented to isn't paying rent and you want him out, you can then serve a 5 day notice (from the courts) to the original tenant and start proceedings to have the sheriff put them them both out. It's what we do in IL, not certain if it applies in your state.

I'm interested in buying at auction (sorry can't figure out how to correct that in the subject line, lol) across state line. Does anyone have any insight on how to get this done when I can't be present?
