See a local independent agent, tell them the flat insurance rate you want to insure your units for. It should be at least 80%of the insurance rated value, add 1 million liability per unit. They will shop your portfolio to several companies to get you the best deal. You basically self insure for replacement cost. I have been doing that for many years.

The banks will shut you down.. I had 6 at one time, and then got one commercial loan to take the 6 out. Then many more commercial loans

To get the 2% rule, you wouldn't want to live there. You don't need a GC buying turn key properties and don't buy rehab properties if you are not there to supervise.

I am going to a COW/Calf Boot camp. $100.00 I would not go to a high dollar RE boot camp or seminar. Learn on your own

I would have an attorney prepare it for you. Why do you need an LLC? What do you own that needs to be in an LLC
